Norfolk Cottages is set
in the heart of rural East Anglia on the Norfolk/Suffolk border.
Originally a small working farm that has now been turned into an award
winning 4 star luxury self catering holiday complex of four cottages.
The buildings have been tastefully restored and furnished with many
facilities for our less able guests whilst still retaining many of the
original features and a comfortable feel.
Our private leisure complex has a warmer than average indoor pool, hot
spa and sauna, whilst the games area offers a table tennis table, a football table, darts and quiet games area. There is an overhead hoist giving
access to both the pool and spa for our less able guests enabling you
to join in with your friends and family.
All of this is set around a small garden courtyard with raised beds,
giving level access from the moment you leave your vehicle.
All of our cottages offer wet rooms and bedrooms on the ground floor,
with two of them offering further bedroom space on the first floor.
The wet rooms have wheel in shower areas, toilets with transfer space,
basins and in some cottages baths as well. Two of our cottages offer
low level fitted kitchens with space under sinks for wheelchair users.
We have many aids available some for hire and others free of charge,
all are subject to availability so please check when booking. A full
list is detailed further on.
There is plenty to do in the area, the small market town of Diss is
within 5 miles, whilst the east coast is approximately 36 miles away
and the North Norfolk coast is within 60 miles. Norwich one of the
best shopping centres in the UK is only 16 miles, and if shopping
isn’t your cup of tea you will find museums, churches, restaurants and
of course Norwich Castle or Cathedral to visit. Take a trip on the
Norfolk Broads, you will find boat trips specifically with the
disabled in mind, for some boats you do not even have to leave your
wheelchair.
We pride ourselves on our Customer Service and we would encourage you
to phone and ask all the questions you may have which pictures do not
answer. We want to ensure you stay with us meets your expectations and
is thoroughly enjoyable.
The
whole complex has been designed for families that may include a
disabled member in their party. We pride ourselves on providing
accessible holiday accommodation that is able to meet most individual
requirements. We have level car parking adjacent to the cottages.
Within the cottages themselves, you will find spacious accommodation
that has been furnished and equipped to a very high standard.
The four cottages have been inspected for the National
Accessible Scheme for Mobility and two cottages have been given Mobility 3 Assisted and two have
been given Mobility 2
The Manor House
is now being offered as holiday
accommodation for up to 10 people.
You will find many of the original features whilst the cottage offers
all the comforts of a modern home.
The Manor House sits slightly behind the rest of the cottages but
still has full access to all our facilities, until recently it has
been the much loved home of the owners of Norfolk Cottages. The
cottage has undergone a great deal of renovation over recent years,
what started as a large scale decorating job turned into much more as
it was discovered that the cottage was not 17th century as thought but
much older and is actually a Medieval Hall House which was built
around 1350 to 1380.
Bluebell Cottage and
Primrose Cottage
NAS Mobility Level 3 Assisted.
Bluebell and Primrose Cottages originally formed the dairy, these
single storey cottages offer good spacious accommodation making them
very suitable for wheelchair users. They have vaulted ceilings to give
an airy feel and underfloor heating to keep you warm and cosy in the
winter months. The pine fitted kitchens are low level and a section of
worktop has clear space under, the electric hob, double oven and sink
are all low level. They both offer a spacious twin bedroom giving
ample room to manoeuvre wheelchairs, the adjacent wet rooms offer
bath, separate wheel in shower and transfer space to the side of the
toilets. Bluebell Cottage has the addition of some fixed ceiling
tracking in the wet room to enable a hoist to be used to gain access
to the bath.
Bluebell and Primrose cottages are adjacent to each other and if hired
together the lockable interconnecting door can be left open to create
a larger space.
Rose Cottage
NAS Mobility 2
Rose Cottage is a reconstructed oak framed barn which has been
converted into a family holiday cottage, with a wealth of exposed
beams and high ceilings giving a wonderfully spacious air to this
cottage. There is a large fitted kitchen/diner with low-level
appliances for easy access, a log burner in the lounge gives a cosy
feel in the winter evenings, and the high vaulted ceiling and
galleried staircase add to the atmosphere. The bedroom accommodation
is found on the ground and first floor, on the ground floor is a
double and single room with a shared ensuite wet room with large wheel
in shower area, toilet with transfer space and small basin. A winding
staircase leads to the first floor where there is a family suite
comprising of double room with a door leading through to a twin room.
The upstairs bathroom has a hand held shower over the bath, this is
due to the vaulted ceiling.
Honeysuckle Cottage
NAS Mobility Level 2
Honeysuckle is a two-storey cottage which has been converted from the
old granary. The cottage offers comfortable family accommodation with
a large living/dining area and fitted kitchen. The cosy feel is
enhanced with a log burner for those winter evenings. French doors
lead from the lounge out into the courtyard. There is a ground floor
bathroom with bath and shower over and toilet. Stairs lead to the
first floor where you will find a double bedroom with an en-suite
shower room, a twin room and a smaller room with bunk beds.
In addition to the above there is an annexe which can be made
available offering a downstairs twin bedroom and wet room, both with
sufficient space for ample wheelchair access.
Sleeps up to 8
All
cottages have spectacular views over open countryside, where wildlife
such as Deer, Hares, Barn Owls, Little Owls and many different species
of bird can be seen.
Our Leisure Building is open all year to those staying at Norfolk
Cottages, here you will find a swimming pool, spa, sauna, pool and
table tennis table and dartboard and an area to just relax.
The complex boasts an easy access
24’x 12’ heated swimming pool,
kept at a higher than normal temperature so that our less able guests
can also enjoy their time in the pool, a tracked hoist is available to
assist with access to both the pool and spa should this be required.
A
Sauna completes the package, ideal for relaxing in after a long walk
in the countryside
The
games room has a free pool table and a dartboard, also a selection of
board games and jigsaws for rainy days.
Additional Items
We have various items available for hire to assist our less able
guests, many of which there is no additional charge for, however all
items are limited so availability must be checked at the time of
booking.
The items we have are shower chairs both wheeled and non-wheeled,
commodes, blox chair and bed raisers, raised toilet seat, over bed
monkey pole and a wheeled walking frame.
The following items are available for a daily hire fee – Electric
Riser Recliner Chair, Oxford Mini Mobile Hoist, Graduate Hoist,
Overhead Hoist (for Bluebell bathroom only), we only have one each of
these items so please check availability at the time of booking.

We also have available at no extra charge a cot and high chair for our
smaller guests again please check availability.
Dogs
We welcome small well-behaved dogs, one per cottage at a flat charge
of £20, assistance dogs are welcome free of charge. We expect owners
to keep their dogs under control at all times and to clean up after
them.

the hours of 12pm to 8pm. We offer 3 night, 4 night and 7 night
breaks, which run from Friday to Monday, Monday to Friday or Friday to

English Tourist Board and we are confident you will not be
disappointed.
What’s
included?
Cots
and highchairs are available, please bring your own baby bedding and
linen. Please bring your own child safety stair gate if you feel it
necessary.
All
other bed linen, bathroom towels and tea towels are supplied, you will
only need to bring your own pool/leisure towels. A mobile barbecue can
be used in the courtyard outside your cottage.
All electric and heating is included.
We have a range of equipment to assist the less able guests.

We
have a laundry room offering a washing machine, tumble dryer, iron and
ironing board, we make a small charge for washing and drying.
Norfolk
Cottages operates a no smoking policy in all the buildings, we request
you smoke outside only. Well behaved dogs are welcome, one per
cottage.
What
is there to see in Norfolk?
The
immediate countryside is tangled with footpaths and bridleways, ideal
for those wanting long leisurely walks. The village pub is a ten
minute walk and serves lunches and evening meals. A country house
hotel is a similar distance and has a bar and restaurant open to
non-residents. The market
town of Diss is only four miles away.
An interesting town with many little courtyards of craft and
curio shops, Diss also
offers churches, Friday market, Antique Auction rooms that attract
worldwide bidders for their special interest sales, a small museum,
regular farmers markets, pubs and restaurants.
Local
places of interest
include Norfolk Broads, Banham Zoo, Thetford
Forest, Earsham Otter Trust, Bressingham Steam Museum (with Blooms
Garden Centre next door), Stonham Barns craft and Birds of prey centre. The ancient and
interesting city of Norwich with its Castle is only 16 miles. Further
afield is Sandringham and the rugged North Norfolk Coast.
A 35 minute drive takes you to the coast for the lively
seafront at Great Yarmouth or the quieter attractions of Lowestoft or
traditional Southwold.

can I visit?
We
offer a range of holidays from midweek short breaks, and long weekends
through to full week or longer stays.
Honeysuckle
cottage is our largest cottage sleeping up to 8, whilst Rose
cottage sleeps 7 and Bluebell and Primrose each sleep 4.
We
welcome parties and all 4 cottages can be booked together, subject to
availability to help celebrate special occasions with family and
friends.
