CONDITIONS
We, Norfolk Cottages, the brand name of Anglo Euro Properties Limited,
acts as a booking agent arranging reservations of self catering holiday
accommodation as the owner of the accommodation. So that you understand the
basis of the holiday contract between you and Norfolk Cottages when you
book your holiday, we have laid out, as clearly as possible, the conditions on
which your booking is made. Nothing in these conditions affects your normal
statutory rights.
1.
YOUR HOLIDAY BOOKING
You can book the holidays and take up the offers shown in the brochure, or
otherwise advertised, if these holidays or offers are still available.
You must be 18 years of age or over when you book your holiday.
When we issue our written holiday confirmation to you Norfolk Cottages enters
into a contract with you which is subject to these Booking Conditions. Norfolk
Cottages reserves the right to refuse any booking prior to the issue of
the Holiday Confirmation Form, when we will inform you in writing and refund
promptly any monies paid to us.
It is your responsibility to check the details on our Holiday Confirmation
Form and inform us immediately of any details which are incorrect.
In no circumstances may more than the maximum number of persons, stated
in the brochure occupy a property. In
addition Norfolk Cottages reserves the right to refuse or revoke any bookings
from parties that may in their opinion be unsuitable for the property concerned.
2.
PAYING FOR YOUR HOLIDAY
Holiday bookings will only be accepted if accompanied by a 25% deposit of
the final cost of your holiday. The
deposit may be paid by cheque, debit or credit card. There is not surcharge on deposits paid by credit card,
however, where final balance payments are made by credit card a surcharge of 2%
will be levied for each payment made in this way. There is no charge for debit
cards.
The receipt and banking of any deposit shall not constitute the acceptance
of any booking.
On receipt of a completed booking form accompanied by the correct deposit
Norfolk Cottages will issue a Holiday Confirmation Form showing full
details of your holiday, the balance of the holiday cost and the due date. The
balance of the holiday cost is due no later than eight weeks before the holiday
start date. For holidays booked less than eight weeks before the start of your
holiday the total holiday cost is payable at the time of booking.
Norfolk Cottages reserves the right to pass on additional taxes which may be required by government
legislation.
If your bank returns your payment to us unpaid we reserve the right to
make an administration charge of £25.
The balance of your holiday will be due no later than eight weeks before
the start date of your holiday. Norfolk
Cottages reserves the right to cancel a holiday where full payment has not been
received less than 56 days before the holiday commencement date, These circumstances will be treated as a
cancellation by you and Section 6 will apply.
Where final balance payments are
made by credit card a surcharge of 2% will be levied for each payment made in
this way. There is no charge for debit cards.
3.
CANCELLATION OR CHANGES TO YOUR HOLIDAY MADE BY US
We would not normally expect to make any alterations to your holiday but
in exceptional circumstances this may be necessary. In this event we will
contact you as soon as reasonably possible to inform you of any changes
necessary.
4.
BROCHURE DETAILS
Norfolk Cottages endeavours to ensure that property descriptions shown in
their brochure and website are as accurate as possible.
Occasionally problems may occur temporarily and you will be advised of any
such problems as soon as reasonably practical. Norfolk Cottages cannot accept
any responsibility for temporary changes in the amenities or services offered.
5.
DEATH, PERSONAL INJURY OR LOSS OF PROPERTY
Norfolk Cottages shall have no liability to you for the death or personal
injury to you or any member of your party unless this is as the result of gross
negligence or omission on the part of Norfolk Cottages.
You must take all necessary steps to safeguard your personal property and
no liability to you is accepted in respect of damage or loss of such property,
and advise you to take out our recommended Insurance policy.
6.
IF YOU CHANGE OR CANCEL YOUR RESERVATION
If you wish to change your holiday after your holiday confirmation has
been issued Norfolk Cottages reserves the right to make an administration charge
of £25.
If you have to cancel your holiday you should inform Norfolk Cottages in
writing as soon as the reason for cancellation occurs. The date on which we
receive your cancellation notification is the date on which your holiday
arrangements are cancelled.
If your reason for cancellation is covered by Cancellation Protection Insurance, then you should request a claim form from your insurers. A cancellation charge will be payable, as shown in the table below.

If any payment in respect of your
holiday is not paid by the due date we may treat your holiday as cancelled and
cancellation charges would be incurred. We will normally send you a reminder
before cancelling your holiday.
When you book your holiday you
take on the responsibility of paying for the holiday in full and, in order to
protect you against unforeseen circumstances causing you to cancel, Cancellation
Protection Insurance is advised.
7.
YOUR
HOLIDAY ACCOMMODATION
You may have access to your
holiday accommodation after 3pm on the start day of the holiday and you must
vacate the accommodation by 10am on the last day. If you are delayed you should advise Norfolk Cottages.
If you fail to arrive by midday on
the day after the start date, and you do not advise us of a late arrival, we may
treat the booking as cancelled by you.
The hirer is responsible for the
property and is expected to take all reasonable care of it.
All equipment, utensils, etc. must
be left clean and the property must be left clean and tidy at the end of the
hire period.
A security deposit will be
required as shown on your booking confirmation which will be refunded in full
within seven days of your departure if you and your party have caused no damage
and the property is left clean and tidy. Up to two cottages booked £100,
three or four cottages booked £200.
Norfolk Cottages is
entitled to refuse to hand over to you, or to repossess, accommodation if they
reasonably believe that damage is likely to be or has been caused by you or your
party. These circumstances will be treated as a cancellation by you and Section
6 will apply.
You cannot allow more people than
the brochure states to stay in the property, nor can you take a pet into the
property unless you have booked this and it is confirmed on your holiday
confirmation. If you do so Norfolk Cottages may refuse entry or repossess the property. Either circumstance will be
treated by us as a cancellation by you and Section 6 will apply.
If
you take a pet with you it is not allowed on beds or chairs nor in the central
facilities such as the swimming pool. Pets should not be left unattended in the
property and dogs must be exercised on a lead.
You as the pet owner will be responsible for removing any evidence left
by your pet. Please show
consideration for guests visiting after you have gone home.
You must allow Norfolk Cottages or their agents
access at any reasonable time during your holiday.
8. COMPLAINTS
If you are disappointed with your
accommodation you should first contact the Company's representative on site who
will usually be able to resolve any problems.
If you are still not satisfied,
you should within 7 days of the end of your holiday, put your comments in
writing to Norfolk Cottages.
Complaints not reported at the time cannot be entertained subsequently and it is
regretted that no correspondence can be entered into.
9.
LAW
The holiday contract between you and Norfolk Cottages is subject to English Law and is formed in Gissing, Norfolk, England.
